Developers Begin Construction of Northside

Northside is the first phase of what has been envisioned as a transit-oriented development. Construction has begun with completion projected for late fall of 2016.

Developers are beginning work on Northside, a new mixed-use development designed to include housing as well as retail businesses to be constructed on 13.2 acres north of UT Dallas.

Co-developers Balfour Beatty Campus Solutions LLC and Wynne/Jackson Inc., recently broke ground on the project at the intersection of Synergy Park Boulevard and Floyd Road, across the street from the campus. The University leased the land to the developers who will build and manage the property.

Northside is the first phase of what has been envisioned as a transit-oriented development. A collaborative master plan between the University, the city of Richardson and Dallas Area Rapid Transit proposes a Cotton Belt Rail Line station at some point in the future, as well as additional housing, retail, office and park space in future phases.

Northside Groundbreaking Ceremony

Students, faculty, staff, University supporters and leaders from the city of Richardson were among those who attended the Northside groundbreaking ceremony April 16.

With approximately 370,000 square feet, Northside will offer 20,000 square feet of retail space and 600 beds through a mix of one-, two-, and three-bedroom apartments and 16 two- and three-bedroom townhomes. A parking garage, surface parking lot and residential amenities, such as a pool and dog park, are also expected. The central “spine” of the development is planned to provide a park-like pedestrian mall that can be closed off to accommodate events.

“Northside will be a place where students, faculty, staff, visitors and community members can come together to live, study, play and shop,” said Dr. Calvin Jamison, vice president of administration. “This is the natural next step to making our University more connected to the local community and creating a destination that will further enhance the overall campus experience.”

At a groundbreaking ceremony held April 16, President David E. Daniel described the benefit the development brings to UT Dallas.

“Years from now when people are discussing the most significant events in our University’s history, I believe today will be included,” Daniel said. “This project will bring an integrated retail and residential community to the edge of our campus for the first time.”

The planned retail space is expected to hold restaurants, stores and entertainment venues. Over the next several months, key retail tenants will be identified using input from previous and planned focus groups.

Construction has begun with completion projected for late fall of 2016.
